Calculator

Enter the cost and how it is shared to see whether consultation is needed.

How it works

Section 20 consultation is triggered by the contribution of the leaseholder who pays the most, not by the total cost. For works, the limit is £250 per leaseholder. For a contract lasting more than 12 months, it is £100 per leaseholder in any accounting year. The calculator takes the cost you enter, applies the largest share and compares it with the limit. The timetable shown is indicative only. See our full Section 20 guide for the four stages.

Limits of this tool

  • It gives an indication only. The shares in your leases, what counts as part of the works and whether several jobs are really one project all need checking.
  • With unequal shares it tells you whether the largest contribution crosses the threshold, but it cannot work out the total at risk without every leaseholder's share.
  • It does not cover dispensation, emergency works or buildings with non-standard consultation arrangements.
  • Your figures are not stored or sent to us: the calculation runs in your browser.
