About New Malden
New Malden is a suburban town centred on its High Street and station, with good rail links to Waterloo via Wimbledon and easy road access to the A3. It has a large and long-established Korean community, a strong local high street and a lot of family housing, with flats concentrated around the centre and the main roads.

The buildings
Much of New Malden's housing is interwar, with purpose-built maisonettes and small blocks from the 1930s onwards, converted houses, and newer developments near the station and along the High Street. Many of the older blocks are now at the age where roofs, windows and drainage need replacing, often at around the same time.
Managing a block in New Malden: what to plan for
- Works arriving together. Blocks built at the same time tend to need the same works at the same time. A planned maintenance plan and a reserve fund avoid a single large demand.
- Maisonettes. Purpose-built maisonettes often have unusual lease structures, with each flat responsible for different parts of the building. Reading the leases carefully is essential before any works.
- Section 20 in good time. For roof and window projects, starting consultation early means works can happen in good weather.
Council, planning and access
| Local authority | Royal Borough of Kingston upon Thames. |
|---|---|
| Scaffolding and skips on the road | Scaffolding or a skip on the pavement or road needs a highway licence, normally applied for by the scaffolding or skip company, and a parking bay suspension if it takes up a controlled bay. Allow time for both in the programme. Kingston: highway licences for skips, scaffolding and cranes. |
| Planning and building regulations | Replacement windows, roof alterations and changes to the outside of a building may need planning permission, particularly in a conservation area, and some works need building regulations approval. The appointed surveyor or contractor confirms what applies. Applications are made through the Planning Portal. |
| Postcodes | KT3 |
| Access for works | New Malden is well served by the A3 and local roads, which makes contractor access straightforward, although parking near the High Street and station is limited. |
