In short
Block management is the professional running of a building with several flats on behalf of whoever holds the management obligations in the leases. It covers the money, the maintenance, the safety compliance, the insurance and the communication with leaseholders. We do all of it, and we report in a way that lets directors see what is happening without chasing.
What block management covers
| Finance | Budgets, service charge demands, collection and arrears, supplier payments, reserve funds and year-end accounts. More on service charges. |
|---|---|
| Maintenance | Regular inspections, reactive repairs, contractor appointment and a planned maintenance plan. More on maintenance. |
| Safety and compliance | Fire risk assessments, fire doors, asbestos, water hygiene, electrical and lift checks, all tracked on one register. More on building safety. |
| Insurance | Buildings insurance renewal through several brokers, and first notification and routine coordination of claims. More on insurance. |
| Works | Section 20 consultation and major works coordination, priced separately, with technical specialists appointed where required. More on major works. |
| Governance | Directors' meetings, AGMs, minutes, decision papers and practical support for RMC and RTM directors. More on RMC support. |
| Leaseholders | Enquiries, sale packs for conveyancing, lease consents and a clear route for complaints. |
Who we work for
Our best fit is the small and medium-sized block, typically 6 to 60 flats, where the directors are leaseholders themselves and want a managing agent who reports properly. We work for:
- Residents' management companies (RMCs), where leaseholders own the company that manages the building.
- Right to manage (RTM) companies, including newly formed ones taking over from a freeholder.
- Freeholders and share-of-freehold buildings that want a professional agent.
- Converted houses and period blocks, which are common across SW19 and SW20 and often need careful, cost-aware maintenance.
What is different at EKIN
Construction backgrounds. Our team has spent years in engineering, construction and project management. When a roof, a drain or a lift goes wrong, we understand the technical problem as well as the lease.
A named manager, not a call centre. Each building has a named property manager who knows it, backed by the directors of EKIN.
Everything in writing. Every action has an owner and a date. Every decision is logged. Every certificate is filed where directors can find it.
Access for directors. Named directors get read-only, permission-controlled access to an agreed set of the building's current records: budgets, certificates, contracts, trackers and minutes. See how director access works.
Protected money. Client funds are held in a client account and covered by UKALA Client Money Protection (membership 24113).
What directors receive
- An action tracker with owners and due dates, updated continuously.
- A compliance register showing every safety check, its due date and its status.
- A formal director report every quarter covering cash, budget against spend, arrears, maintenance, compliance and decisions needed, with the financial tracker updated at least monthly.
- Minutes and a decision log from every directors' meeting.
- More frequent reporting whenever major works are active.
See examples of the formats on our how we report page.
How fees work
We quote a fixed annual management fee per building, based on the number of units, the complexity of the building and the scope agreed. Work outside the standard scope, such as major works coordination, substantial insurance claims or sale packs, is priced separately and agreed in writing in advance. See how our fees work. There are no hidden commissions: anything we are paid in connection with the building is disclosed to the directors.
Frequently asked questions
How many flats does a building need for you to manage it?
Our service is designed for buildings from small converted houses with a handful of flats up to blocks of around 60 flats. Small buildings are welcome.
Which areas do you cover?
Eleven neighbourhoods across south-west London: Wimbledon, Raynes Park, New Malden, Kingston, Surbiton, Teddington, Twickenham, Putney, Wandsworth, Southfields and Earlsfield. You can check your postcode in seconds, and we will consider buildings just outside the area.
What happens in an emergency out of hours?
Out-of-hours arrangements and an approved emergency contractor list are agreed for each building at the start of the appointment, so residents know exactly who to call.
Do you also manage individual flats or lettings?
No. We focus on residential blocks and the common parts, working for the RMC, RTM company or freeholder.
