About Southfields

Southfields sits between Wimbledon Park, Putney and Earlsfield, with its own District line station and a village feel. Its best-known feature is the Grid, a network of Edwardian terraced streets, and it is especially popular with families.

The buildings

Much of Southfields' housing is Edwardian terraces, many converted into upper and lower flats or maisonettes, together with some interwar and post-war purpose-built blocks and a few newer developments. Many conversions are small, share-of-freehold buildings.

Managing a block in Southfields: what to plan for

  • The Championships. Southfields station is the main station for the Wimbledon tennis, so the area is extremely busy for two weeks each summer. We avoid scheduling scaffolding and major deliveries during that period.
  • Two-flat conversions. Upper and lower flats share a roof, walls and drainage. Clear responsibilities and a simple reserve prevent disputes between neighbours.
  • Small RMCs. With few flats, it is common for owners to self-manage. See support for self-managed buildings.

Council, planning and access

Local authorityWandsworth Borough Council.
Scaffolding and skips on the roadScaffolding or a skip on the pavement or road needs a highway licence, normally applied for by the scaffolding or skip company, and a parking bay suspension if it takes up a controlled bay. Allow time for both in the programme. Wandsworth: apply for a scaffold licence.
Planning and building regulationsReplacement windows, roof alterations and changes to the outside of a building may need planning permission, particularly in a conservation area, and some works need building regulations approval. The appointed surveyor or contractor confirms what applies. Applications are made through the Planning Portal.

Access for worksResidential streets are narrow with controlled parking, so scaffolding and skips need licences and suspended bays.
