About Surbiton

Surbiton grew rapidly after the railway arrived in the nineteenth century and is still defined by its station, with fast trains to Waterloo, its Victorian streets and the Thames riverside towards Kingston. It is popular with commuters and families and has a lively small-town centre.

The buildings

Large Victorian and Edwardian villas, many converted into flats, sit alongside 1930s mansion blocks and purpose-built blocks around the station and the Ewell Road, and newer apartment developments close to the town centre and the river. Many buildings are run by RMCs or share-of-freehold companies.

Managing a block in Surbiton: what to plan for

  • Mansion blocks. Older purpose-built blocks often have lifts, communal heating, original windows and roofs that are all due for renewal. These projects need careful Section 20 planning and a realistic reserve.
  • Converted villas. Large conversions can have complicated leases and shared services, and benefit from a clear division of responsibilities.
  • Conservation areas. Parts of Surbiton are designated conservation areas, which affects what can be changed on the outside of a building.
  • Riverside flats. Buildings near the Thames may be in flood risk areas, which matters for insurance and lower-floor flats.

Planning and building regulationsReplacement windows, roof alterations and changes to the outside of a building may need planning permission, particularly in a conservation area, and some works need building regulations approval.
